The AAOC is a non-profit trade association representing rental-property owners and operators in Orange County and Riverside County. The organization started in 1961 and provides members with:

As you can see from our website, local ordinances and state laws heavily regulate those in the business of renting homes to others. AAOC has a political action committee that promotes pro-housing and pro-property rights policies.
California Courts
They offer this video explaining unlawful detainer (eviction) and how disputes with tenants may be resolved, information on opening an unlawful detainer case, and information on how to use small claims courts.
California Department of Insurance
A landlord should be well-insured, given the damage that can be caused by bad weather and bad tenants. You may also face tremendous potential liability for injuries on your property. If you have employees, you must also have workers’ compensation insurance.
The state agency that regulates the insurance industry has this 48-page booklet explaining how commercial insurance works, complete with a 12-page glossary of insurance terms you should know to understand insurance, your potential exposure, and your insurer’s obligations.
Federal Taxes
The Internal Revenue Service provides information and advice for small businesses on federal tax issues.
Orange County
As a landlord, you need to interact with local governments on issues large and small. Some of the county agencies you may need to deal with include:

Small Business Development Center

They provide free classes, information, and seminars on business issues. They will work with you on just about any topic. They can give you free business consultations to help your business with anything from getting business loans to marketing, human resources, and planning.
Several offices in the region also receive state funding.

This credit agency not only wants you to buy its credit reports when screening applicants, but it has a long list of online articles and resources for landlords.
